Purchasing new construction is more challenging than purchasing a re-sale property. In fact, you may not realize some of the advantages of using your own Realtor®.
1. The friendly, helpful salesperson works solely for the builder. You should have independent representation.
2. Your real estate agent can discuss your objectives. Your agent can also give professional advice and insight during all phases of the process.
3. Your agent is your exclusive advocate. They will help you understand your contract and all its obligations.
4. An agent costs you nothing. The builder allocates a sales commission to be paid to the buyer’s agent. When you don't use a buyer’s agent, the builder pays their sales rep a higher commission, or more likely, pockets the savings.
5. Some new home buyers think that if they don't use a Realtor®, the builder will reduce the price of the home. But, builders almost never drop the sales price. In addition, they are more likely to pay for closing costs, or offer design incentives rather than drop their prices. Your Realtor® can negotiate all of this for you.
